Budreck Truck Lines Breaks Ground On Freezer/Cooler Facility In Monee, Ill.

Principle Construction Corp. has broken ground on a new 46,500-square-foot freezer/cooler building for Budreck Truck Lines at 6053 W. Industrial Drive in Monee, Ill, according to REJournals.com, a Midwest real estate news source. The site was selected as the preferred location for Budreck because of its visibility from I-57, proximity to Monee-Manhattan Road and TIF incentives from the Village of Monee.

Principle will build 7,000 square feet of corporate offices, 4,000 square feet of truck driver lounge/warehouse support areas, 6,000 square feet of trailer maintenance and repair bays, 6,700 square feet of cooler space, 10,000 square feet of freezer space and 12,800 square feet of refrigerated dock space. Cooler and freezer spaces will boast 24-foot clear height ceilings and a “dry” type fire sprinkler system capable of accommodating rack storage without the need for “in rack” sprinklers. The refrigerated dock will have 14 dock positions with fully concealed vertical lift, hydraulic levelers.

Budreck’s long-term goal for minimizing operational expenses and maintenance costs drove their decision to incorporate several unique features into the building, including a building envelope with increased R-values and LED light fixtures. The site will accommodate 70 car parking stalls and five acres of concrete pavement with perimeter fencing for secured tractor trailer storage.

“Getting the site ready for construction demanded resolution of several obstacles, including; building one quarter of a mile of new road, installing new water mains and sanitary lines to the site, and avoiding high pressure gas pipelines that crisscross the site and integrating existing wetlands into the final site design.” stated Mark Augustyn, principal of Principle Construction Corp. “We are on a fast track to complete the project in seven months.”

Augustyn will lead the design and construction for Principle, with Ken Lattanzi serving as project manager and Doug Brucato acting as superintendent. The building was designed by Partners in Design’s Werner Briske. The civil engineer is Jamie Putnam of Kimley-Horn. NAI Hiffman’s Chris Gary represented Budreck in the purchase of the site.
